Stop and Call Right Away If You See Any of These
- A burning smell coming from an outlet, switch or the panel
- Smoke, sparking or arcing from anything electrical
- Scorch marks or discolouration around an outlet or breaker
- An outlet, switch or panel that is hot to the touch
- Buzzing or crackling from the panel
- A breaker that trips immediately every time you reset it
- Getting a shock from an appliance, fixture or tap
- Water reaching a panel, outlet or fixture
If you smell burning or see smoke, turn off the main breaker if you can do it safely, and call the fire department first. Then call us.
These Can Usually Wait Until Business Hours
- One outlet or one light has stopped working
- A breaker tripped once and reset normally
- A light flickers occasionally but nothing is warm or smells
- A switch feels loose or a fixture is not sitting flush
- You want something added, moved or replaced
Not sure which list you are on? Call and describe it. We would rather talk you through it on the phone than have you sit up worrying, and we will tell you honestly if it can wait.
Finding the Actual Cause, Not Just the Symptom
Most electrical faults are not where they appear to be. A dead outlet in the bedroom is often caused by a failed connection in a completely different room. Lights that dim across half the house can point to something at the service, not at the lights.
That is why diagnosis matters more than the repair itself. Replacing the outlet that stopped working, when the real problem is upstream, means you will be calling someone again in a month.
Greenvolt Electric handles electrical repairs and maintenance across North Vancouver and the North Shore, for houses, businesses and strata buildings. We trace the fault properly, tell you what we found in plain language, and quote the fix before we do it.
Problems We Fix
Dead Outlets and Switches
Tracing why a receptacle or a whole run has gone dead, including tripped GFCIs feeding other rooms.
Breakers That Keep Tripping
Working out whether it is an overloaded circuit, a fault in the wiring, or a breaker that has simply worn out.
Flickering or Dimming Lights
Loose connections, failing fixtures, or a supply issue affecting the whole house.
Partial Power Loss
When half the house is dead but the breakers look fine, which usually points to something at the service or a shared connection.
Burning Smells and Hot Devices
Locating overheating connections before they become a fire. Treat this as urgent.
Faulty Wiring and Connections
Repairing damaged, loose or deteriorated wiring found during diagnosis.
Panel and Breaker Repairs
Replacing failed breakers, correcting loose terminations and fixing overheating within an existing panel.
Fixture and Fan Faults
Ceiling fans, bathroom fans and light fixtures that have stopped working or are making noise.
Outdoor and Garage Circuits
Exterior outlets and garage circuits that have failed, often from moisture ingress.
Appliance Circuit Problems
Dedicated circuits for ranges, dryers and other equipment that have stopped delivering power.
If diagnosis shows the panel itself is undersized rather than faulty, that is a service and panel upgrade rather than a repair, and we will tell you the difference honestly.
How We Charge for a Service Call
Diagnosis takes time, and how long depends entirely on how well the fault hides. We are upfront about that rather than quoting a number we cannot stand behind.
- You get a clear service call rate before we come out, not after
- Once we find the fault, we tell you what the repair costs and you decide whether to proceed
- Simple repairs are usually done in the same visit
- If the fix is bigger than a service call, you get a written quote and no pressure
What we will not do is start work without telling you what it costs, or hand you an invoice with items on it you never agreed to.
Preventive Maintenance for Buildings and Businesses
For strata buildings, commercial properties and managed portfolios, scheduled maintenance is far cheaper than emergency callouts. Loose terminations, overheating breakers and deteriorating connections all give warning signs long before they fail, but only if somebody is looking.
We can set up a maintenance schedule that covers panel and distribution inspection, thermal checks of connections, common area lighting, and testing of life safety devices, with a written report each visit for your records.
Ongoing electrical work for business and strata properties is covered on our commercial electrical page. If you need an assessment for an insurer rather than for maintenance, see our electrical inspection page.
Repairs Across North Vancouver and the North Shore
We cover North Vancouver, including Lynn Valley, Lonsdale, Edgemont, Capilano, Delbrook, Deep Cove, Blueridge and Seymour, along with West Vancouver and the surrounding Lower Mainland.
Being based in North Vancouver means we are usually not driving in from the other side of a bridge, which matters more on a repair call than on almost anything else we do.
What Our Clients Say
Frequently Asked Questions
1. How do I know if my problem is actually an emergency?
Anything involving burning smells, smoke, sparking, heat or shocks is urgent. A single dead outlet or one light not working almost never is. If you are unsure, call and describe it. We will tell you honestly rather than sending someone out unnecessarily.
2. Half my house has no power but no breaker is tripped. What causes that?
That pattern usually points to something at the service or a shared connection rather than a single circuit, and it is worth having looked at promptly. It is one of the more common calls we get and not something to leave sitting.
3. Do you charge just to come out and diagnose?
Yes, there is a service call rate and we tell you what it is before we come. Diagnosis is the actual work on a repair call, so it would not be honest to pretend it is free and build it into the repair price instead.
4. What if you cannot find the fault?
It happens occasionally with intermittent problems. We will tell you what we ruled out, what we suspect, and what it would take to narrow it down further. You will not be charged for a repair that did not happen.
5. Do you have to open walls to find a problem?
Usually not. Most faults are traced at accessible points like outlets, junction boxes and the panel. If something does need opening up, we tell you first and agree it with you.
6. My outlet is warm and slightly discoloured. Is that serious?
Yes, treat it as urgent. Warmth and discolouration mean a connection is heating up, and that is how electrical fires start. Stop using it, switch off the breaker feeding it if you know which one it is, and call us.
7. Do you repair aluminum or knob and tube wiring?
We work with both, but they are usually handled as a planned job rather than a repair call, because insurers are typically involved. That is covered on our electrical inspection page.
8. Do you offer maintenance agreements for buildings?
Yes. For stratas, commercial properties and managed portfolios we can set up scheduled maintenance with a written report each visit, which usually works out cheaper than reacting to failures.
Something Not Working?
Call and describe what is happening. We will tell you whether it needs attention now or can wait until we are next in the area, and what it costs before we come out.
