Charging Your EV at Home on the North Shore

Most people who call us about an EV charger have already bought the car. The question is not whether they want one, it is whether their house can actually handle it and what it is going to cost.

That answer depends almost entirely on your electrical panel. Some North Vancouver homes have plenty of room and the install is straightforward. Older houses around Lynn Valley and Upper Lonsdale often have a 100 amp service that is already carrying a lot, and that is where the conversation gets more interesting. Sometimes the answer is a panel upgrade. Often it is not, and a load management device solves it for a fraction of the cost.

We install Level 2 chargers for houses, townhomes, strata buildings and workplaces across North Vancouver and the North Shore. We pull the permit, do the load calculation properly, and walk you through which rebates you actually qualify for before you spend anything.

Level 1, Level 2 and DC Fast Charging

Type What It Is Who It Suits
Level 1 The charging cord that came with your vehicle, plugged into a regular 120V outlet. Low-mileage drivers and plug-in hybrid owners. It adds range slowly and may provide enough overnight charging for a short daily commute.
Level 2 A dedicated 240V circuit connected to either a hardwired charger or a dedicated outlet. Most homeowners. It can typically recharge an EV overnight, depending on the vehicle, battery size and charger output. This is the type we install most often.
DC Fast Charging High-output commercial charging equipment designed to charge compatible vehicles quickly. Public charging sites, commercial properties and vehicle fleets. It is generally neither practical nor cost-effective for a residential property.

For nearly every home in North Vancouver, Level 2 is the right choice. The decision that matters most is not the charging level, but how the required power will be delivered safely to the charger.

Panel Upgrade for an EV Charger

Do You Need a Panel Upgrade for an EV Charger?

This is the question we get more than any other, and the honest answer is that a lot of the time you do not.

An EV charger is a large continuous load. Before anything gets installed, we run a load calculation on your existing service to see what capacity is actually left. If there is enough room, we install the charger on a dedicated circuit and that is the end of it.

If there is not enough room, you have two options rather than one.

Option one, a load management device

An EV energy management system watches what the rest of your house is drawing and throttles or pauses the charger when demand spikes, then gives it full power again once the dryer or the oven finishes. Your car still charges overnight without any practical difference to you, and your service never gets overloaded. For most homes this costs considerably less than upgrading the service, and it can often be done in the same visit as the charger.

Option two, upgrading the service

If your panel is genuinely at its limit, or you are planning other additions like a heat pump or a hot tub, upgrading makes more sense than working around the problem. We cover that in detail on our service and panel upgrade page.

We will tell you which one your house actually needs. If load management solves it, we are not going to sell you a panel upgrade.

What Affects the Cost of an Installation

  • Distance from your panel to the charger. A charger on the garage wall next to the panel is a much shorter run than one at the far end of a driveway.
  • Available capacity in your service. This determines whether you need load management, a panel upgrade, or neither.
  • The route the wire has to take. Finished walls, concrete, and exterior runs all add labour.
  • Hardwired or plug in. Both are code compliant. Hardwired usually allows higher output.
  • Your charger itself. Some clients supply their own, some ask us to source it.

Chargers We Install

We install and commission all major Level 2 brands, including Tesla Wall Connector, ChargePoint, FLO, Grizzl-E, Wallbox, Emporia and JuiceBox. If you already bought a unit, we will install it. If you have not, we will tell you what makes sense for your setup rather than pushing whatever we have in the van.

EV Charger Rebates in British Columbia

The CleanBC Go Electric program, administered through BC Hydro and FortisBC, offers rebates toward the purchase and installation of Level 2 charging equipment. What you qualify for depends on your building type.

Single family homes, duplexes and triplexes

Rebates are available toward the equipment and installation. Pre approval requirements apply, so talk to us before you buy anything.

Condos, townhomes and apartment buildings

There are separate rebates for an EV Ready plan, for the electrical infrastructure upgrades, and for the chargers themselves.

The EV Ready plan rebate covers a large share of the planning cost up to a set maximum per building, and infrastructure rebates are calculated per parking stall with an overall project cap.

Workplaces

Rebates are available per charging station for businesses installing charging for staff or customers. Pre approval is required before purchase.

Two things people get caught by

First, pre approval matters. If you buy and install the equipment before you are approved, you can lose the rebate entirely. Call us first.

Second, Tesla manufactured charging stations are currently excluded from these rebates. We can absolutely still install a Tesla Wall Connector for you and plenty of people choose to, just go in knowing the rebate will not apply to the unit itself.

EV Charging for Strata Buildings

Putting chargers into a strata building is a different project than a house. The parkade is common property, the electrical service is shared, the decision goes through council, and there is now a regulatory layer on top of all of it.

The planning requirement

Under the Strata Property Act, strata corporations with five or more units are required to have an electrical planning report. Separately, to access charger rebates for a multi unit building you now need to have an EV Ready plan, an electrical planning report, or a qualifying assessment report in hand first. In practice this means the planning step is no longer optional, it is the gate everything else goes through.

What that actually looks like

The plan establishes how much capacity your building has, how it would be distributed, and what it takes to get to a point where every residential stall could eventually be EV ready. Load management is usually central to the answer, because very few older buildings have the spare capacity to run full power to every stall at once.

1. Do I need a permit to install an EV charger in North Vancouver?

Yes. A Level 2 charger requires a dedicated circuit and an electrical permit. As a licensed contractor we pull it and coordinate the inspection, and the cost is included in what we quote you.

2. Will an EV charger overload my electrical panel?

Not if it is installed correctly. We run a load calculation first. If your service does not have the headroom, a load management device lets the charger share capacity safely rather than forcing an upgrade.

3. How long does the installation take?

Most single family installs are completed in one day. Runs through finished walls, long distances, or strata parkades take longer and we tell you that up front.

4. Should I get a hardwired charger or a plug in one?

Both are fine. Hardwired generally supports higher output and is the cleaner install. Plug in units are easier to swap out later. We will explain the tradeoff for your specific setup.

5. Can you install a Tesla Wall Connector?

Yes. Worth knowing that Tesla manufactured units are currently excluded from the CleanBC rebates, so if the rebate matters to you, we can suggest alternatives that qualify.

6. Our strata wants chargers. Where do we start?

With a planning report rather than with chargers. Stratas of five or more units are required to have an electrical planning report, and the rebate programs now require a plan before charger rebates can be accessed. Call us and we will walk your council through the sequence.

7. Can I install the charger myself?

A Level 2 charger needs a new 240V circuit, which is not homeowner permitted work in BC. Beyond the code issue, an uninspected install can cause problems with your home insurance.

8. Do you handle the rebate application?

We prepare the documentation you need and guide you through the process, including making sure you apply for pre approval before anything gets purchased. The application itself is submitted in your name.
